Job Description

Our leading real estate investment firm is looking for a short term rental property manager. The ideal property manager must be able to manage a portfolio of properties and possess strong leadership and customer service skills in dealing with residents, board members, and vendors. Job Summary: We are seeking an organized, proactive, and customer-focused Airbnb Property Manager to oversee the day-to-day operations of our short-term rental properties. The Property Manager will ensure that our guests have an exceptional experience while maximizing property performance through excellent hospitality, efficient operations, and strong communication with owners and vendors. Key Responsibilities: Guest Relations & Booking Management • Manage all Airbnb (and/or VRBO, Booking.com, direct booking) listings • Handle guest communication: inquiries, booking confirmations, check-in/out instructions, and post-stay follow-up • Resolve guest issues or complaints in a timely, professional manner • Ensure all listings have accurate and appealing descriptions, photos, and availability calendars Property Operations & Maintenance • Coordinate housekeeping, laundry services, and restocking of supplies • Conduct routine property inspections to ensure properties meet cleanliness and maintenance standards • Manage and coordinate necessary repairs and preventive maintenance with trusted vendors and contractors • Monitor security systems (if applicable) and ensure the safety and integrity of the properties Marketing & Revenue Optimization • Monitor occupancy rates, nightly pricing, and adjust strategies as needed to maximize revenue • Create and implement marketing campaigns to attract guests (social media, email campaigns, StayFi, etc.) • Update property photos regularly to keep listings fresh and engaging Administrative & Reporting • Maintain booking and revenue records • Provide regular performance reports to property owners • Manage inventory of supplies, linens, toiletries, and amenities • Ensure compliance with local short-term rental regulations and tax requirements Qualifications: • Previous experience in property management, hospitality, or short-term rentals strongly preferred • Strong communication and customer service skills • Tech-savvy — experience using Airbnb platform, PMS software (Guesty, Hostfully, Hospitable, OwnerRez, etc.), StayFi, and Google Drive/Docs/Sheets • Strong organizational skills and attention to detail • Ability to handle emergencies calmly and effectively • Reliable transportation (if on-site) and flexibility to visit properties as needed Preferred Skills: • Knowledge of the local short-term rental market • Experience with dynamic pricing tools (Pricelabs, Wheelhouse, etc.) • Familiarity with marketing strategies for vacation rentals Responsibilities: • Facilitates resident move-ins/move-outs by negotiating leases, collecting security deposits and processing applications to ensure a smooth process • Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction • Show units and generate excitement from prospective tenants to ensure all units are leased in a timely manner • Collects rent, pays bills, schedules and keeps track of expenditures to help ensure financial goals • Oversees all on-site operations and maintains vendor relationships to make certain all aspects of the property are running smoothly Qualifications: • Basic understanding of MS Office • Demonstrable skills in negotiation and selling • Flexibility in schedule to include working both evenings and weekends • Enjoys meeting people and takes pride in providing excellent customer service • 1-2 years of customer service and sales experience preferred About Company: We run a construction company that builds houses and cabins in the Smokies - We are looking to hire great help that can help us grow.
