SBM Management is looking for a Estate Manager to join their team! This position is located in Kauai, HI and has broad responsibility for managing all aspects of the property. Responsibilities include managing the daily operations, property management, property project management, purchasing, budget responsibility, and supervising staff members and/or subcontractors. Responsibilities Manages all contractors on site including but not limited to scheduling, ensuring quality of work, validating billing/timecards, and reviewing/approving invoices timely. Ensures all subcontracts/quotes and proper Certificates of Insurance are on file prior to commencement of work. Provides regular project updates that include visual documentation of progress. Maintains and provides visibility to a calendar of weekly, monthly, and quarterly maintenance and project schedules. Manages subcontractor bidding process including notifying unsuccessful bidders once a subcontract is awarded. Assist in creating and maintaining specifications and scopes of work. Investigate cost savings methods, materials, procedures, and generally keep abreast of the state-of-the-art techniques. Maintain and update project report on a weekly basis. Review and update construction schedule weekly. Ensures estate/landscape is maintained at acceptable standard. Coordinates activities of house maintenance crew including windows, pool, pond, and wood. Conduct job site safety meetings. Adhere to spending approval process. Manages property staff including approving timesheets and overtime. Prepare and obtain monthly budget approval while managing at budget. Carries out management responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, planning, assigning, and directing work; performance evaluations; rewarding and disciplining employees; addressing complaints and resolving problems. Ensure employees are properly trained on tasks and safety requirements. Qualifications 5 years+ experience managing private estate. Experience in property management including coordination of housekeeping, maintenance, and renovations. Knowledge in groundskeeping management and operations Great leadership and project management abilities Understands the highest level of confidentiality and discretion. Ability to be always on call, including evenings, weekends, and holidays. Able to pass extensive background check, including criminal and credit.
